Forfeiture of Earnest Money Deposits Addendum

Lead Based Paint Addendum - Please choose the correct form below.
LBP - Seller has records
LBP - Seller has no records
This addendum is mandatory for any property built before 1978. The Lead-Based Paint Disclosure Addendum must be (1) signed by the Purchaser(s) and selling broker/agent on or before the date of the Sales Contract. (2) The buyer may be required to sign a new LBP Addendum based on new information from the seller such as the completion of a lead-based paint inspection. (3) A lead-based paint addendum must be submitted with the Sales Contract for any property built before 1978. Sales Contracts without this Addendum will not be accepted. This Addendum survives the closing of the sale.

Radon Gas & Mold Notice & Release Agreement HUD Form 9548-E
This addendum to the Sales Contract is required on all Sales Contracts executed on or after June 27, 2004.

Flood Hazard Addendum
This form is required if the buyer is using FHA financing and/or the buyer is requesting the seller to pay any portion of the buyer's closing costs in line #5 of the sales contract.

Pre-Qualification Letter from Mortgage Lender
A pre-qualification letter is required when submitting a completed contract package, after your bid has been acknowledged as an acceptable bid. Pre-qualification means a loan application has been made and a preliminary loan commitment has been obtained from a recognized mortgage lender who states that a Credit Report has been performed and reviewed. Furthermore, the letter must state that on the basis of this review, the mortgage financing for a specified dollar amount sufficient to purchase the property should be available.
